This home is my top pick this month. We showed it to a fun-loving, outgoing, energetic couple, anxious to buy their first home, and we submitted an offer on their behalf… BUT… the house is still available… and I’ll tell you why.
I took our buyers (who were in the very earliest stages of house hunting) to see this home… and I was pretty sure that it fit almost everything on their wish list: Top Miami neighborhood (essential for young executives buying their first place), new kitchen, rennovated, 4 bedrooms, with a pool, for under $500K, move-in perfect, on a charming street, with a ‘walkability factor’, excellent public schools, parks, a vibrant sense of community, “neighborly” neighbors…. and a smattering of restaurants semi close-by where they could meet friends on the spur of the moment. Priced at $455,000, 16710 SW 82 Ct in Palmetto Bay offered what they were looking for in terms of both a ‘home’… and a neighborhood! They had only seen 5 homes when we showed them this one, but they put in an offer (and after countering and coming within a heartbeat of having a fully executed contract … they decided on Coral Gables … which made for a shorter commute to work…. ousting this house.)
One of my colleagues at EWM, Carina Ramirez, has this property listed for sale at $455,000. From the curb it truly looks like a mini Fairchild Tropical Garden … with exotic plants and flowering trees. I can’t remember having seen a backyard that could even remotely rival this one, for anywhere near the price. The covered patio area and backyard landscaping , a free-form pool that has a salt-chlorination system , and the PRICE are key selling features… The interior of the home has an easy flow …The house has been remodeled… with the kitchen and both baths rennovated.

As of this writing, this home is still available. Our buyers opted for Coral Gables instead … with the easier commute to Brickell and Downtown Miami that cut 20 minutes off their commute.
