At the very top our list yesterday afternoon, was a charmer in Coconut Grove.
Wednesdays are typically when real estate agents open and host “broker’s opens” for houses we’ve recently listed … We hold new listings open for other agents (and clients)… inviting colleagues, neighbors and potential buyers in for lunch and refreshments.
When we are not hosting our own open houses, Alexandra and I will typically preview half a dozen or so new listings. This house stood out at this week’s broker’s open, listed for just under $1.1 through EWM Realtors, and our colleague, Jo-Ann Forster.
Of the properties we saw in Pinecrest, Ponce Davis, South Miami and the Grove yesterday… this Grove house with it’s guest house pictured below (at the far side of pool) definitely topped our list for homes in the $900K to $1.2 million range

4038 Ventura Avenue is about as welcoming as they come … with all the charm the Grove can muster.
For starters, there’s curb appeal . As you step through the front door, there’s a sense of warmth … It’s almost as though there’s an unspoken invitation to stay …
And then at the rear of the property there’s a charming guesthouse (with it’s own fireplace) … so be forewarned. The good news (and the bad!): Guests won’t be looking to leave anytime soon!
Inside the two-story main house are vaulted ceilings … French terracotta floors … a renovated kitchen… two bedrooms & baths … a master suite downstairs … warm colors … nice finishes. There are glass doors that literally pull you out onto the patio … and private pool area surrounded by potted flowering plants and lush botanical foliage … obviously landscaped by someone with a green thumb and a knack for design.
I don’t think there’s a single corner of the house or outdoor space that isn’t beautifully allocated (and meant to be used and enjoyed) … Anywhere and everywhere you look, there’s charm … there’s flow … and there are spaces that just “work”.
I think this home will go fast … especially given the price point, and the scarcity of inventory that we have in South Florida right now.
