THE  TREND IN SOUTH FLORIDA:

MIAMI HOME BUYERS ARE LOOKING FOR HOMES WITH EASY PEDESTRIAN ACCESS  TO AMENITIES

WALKABLE NEIGHBORHOODS LINCOLN ROAD MIAMI BEACH SOUTH BEACH

THERE IS A WEBSITE WALK SCORE  WHERE YOU CAN PLUG IN AN ADDRESS TO SEE HOW ‘WALKABLE”  YOUR PARTICULAR NEIGHBORHOOD OR HOME IS.  IT WILL GIVE YOU DISTANCES, AS THE CROW FLIES, FROM ANY ADDRESS TO THE LOCAL RESTAURANTS, STORES, MALLS, SHOPS.

HOW YOUR HOUSE OR CONDO IS MARKETED FOR SALE  IS WORTH GIVING SOME THOUGHT TO.  “LOCATION IS EVERYTHING”.  GETTING AROUND WITHOUT A CAR MAKES PROPERTY MORE APPEALING TO HOME BUYERS, ESPECIALLY IN SOUTH FLORIDA.

CONVENIENCE  DOES ADD VALUE… BUYERS WHO ARE LOOKING FOR THAT CAN AND DO PAY MORE FOR HOMES WITH PEDESTRIAN ACCESS TO LOCAL AMENITIES: RESTAURANTS, DRY CLEANERS, SHOPS AND BOOK STORES… A BIG SELLING POINT.

BABY BOOMERS AND FIRST-TIME HOME OWNERS  (WHO COMPRISE A SIZEABLE  POOL OF CURRENT HOMEBUYERS)DO NOT WANT TO BE ISOLATED.  THAT DOESN’T MEAN THAT  BUYERS ARE FLOCKING TO HIGHRISE CONDOS IN DOWNTOWN AREAS.  IT MEANS THAT BUYERS (INCLUDING THE MANY EUROPEAN BUYERS PROCURING VACATION HOMES AND INVESTMENT PROPERTY IN SOUTH FLORIDA) ARE ATTRACTED TO NEIGHBORHOODS  WHERE YOU CAN STROLL , GO OUT TO DINNER, SHOP, STOP BY THE LOCAL COFFEE HOUSE AND THE BOOKSTORE … NEIGHBORHOODS LIKE COCONUT GROVE, MIAMI BEACH, CORAL GABLES, SOUTH BEACH AND SOUTH MIAMI…. NEIGHBORHOODS THAT HAVE SIDEWALKS, CHARMING TREE-LINED STREETS, STOP SIGNS, AND EASY PEDESTRIAN ACCESS . LOCATION INFLUENCES WHETHER BUYERS WILL DRIVE BY THE HOME YOU HAVE FOR SALE, OR LIMIT THEIR INTEREST TO JUST A CURSORY SEARCH ONLINE… AND THEN MOVE ON. HOW YOUR HOUSE IS MARKETED WILL IMPACT WHO SEES YOUR HOUSE, AND WHO BUYS IT.

“For a lot of Americans, the whole problem of traffic congestion and having to drive everywhere to do almost anything has made other choices more attractive,” Kaid Benfield, director of the Washington-based Natural Resources Defense Council’s Smart Growth Program told the Wall Street Journal. … AS REPORTED IN  LIVE FIT MAGAZINE  BY PHOEBE CHONGCHUA

BUYERS  PREVIOUSLY RANKED HOMES BY THE QUALITY OF LOCAL PUBLIC SCHOOLS, NEIGHBORHOOD CRIME STATISTICS, PARKS, ACCESS TO PUBLIC TRANSPORTATION, SUPERMARKETS, SHOPPING, DINING AND OTHER AMENITIES, BUT THEY ARE NOW LOOKING FOR MORE.  ACCORDING TO A RECENT STUDY OF 90,000 HOMES ACROSS THE UNITED STATES,  BUYERS RANK WALKABILITY AND NOT HAVING TO RELY ON A CAR HIGHER NOW THAN IN THE PAST.  SELLERS NEED TO KEEP THAT IN MIND.
