I was playing in a South Florida women’s doubles tennis match early this morning …
My mind was on a counter-offer we’d submitted – late last night – on a property we have listed for sale.
I knew we weren’t expecting a counter back from the prospective buyers until this evening (at the earliest!).
But the Restivo Team was covering the phones and the office (just in case), and my business partner was in charge of everything pertaining to this property… until my tennis match finished.
Anxious to hear a response … I was thinking the prospective buyers might sign off and accept (but I knew we’d likely get a counter to our counter instead). I knew each and every other ‘relevant’ property out there, competing for a buyer … I knew the recent sales, the comps and the stats. (And so did my sellers!). We had tweeked that contract ‘counter’ to perfection last night at 10pm and presented it to the buyers. And now I was in the middle of my league tennis match, with my mind wandering.
It dawned on me just how similar the game of tennis is to real estate. Whether you’re buying, selling, or leasing, the same ‘rules’ apply in tennis and in ‘business’:
1) Keep your eye on the ball.
2) Play fair. Play to win.
3) Each shot dictates what comes back.
4) Never throw in the towell. Never give up. You owe it to yourself, your partner & your opponent(s)… so give it your all.
5) Once you hit the ball into your opponent’s court, you have to wait.
6) Stay on your toes and be ready.
7) Sometimes you get a second chance.
8) Study your adversary. Know his (or her) strengths. Know his (or her) weaknesses.
9) When the opportunity presents itself, finish the point!
10) Play to win, and chances are you will.
