OUR BUYERS FLEW TO MIAMI FOR A WEEKEND ‘LOOK-SEE’ , SO WE COULD FAMILIARIZE THEM WITH MIAMI, AND SO THEY COULD DECIDE WHETHER TO RELOCATE TO SOUTH FLORIDA (AND IF SO, TO NARROW DOWN THE SEARCH AREA). THAT WAS THEIR FIRST TIME EVER, IN MIAMI.
WE STARTED BY SHOWING THEM HOMES IN VARIOUS NEIGHBORHOODS – CORAL GABLES, PINECREST, PALMETTO BAY, COCONUT GROVE, SOUTH MIAMI (AND WESTON!). GIVING THEM A FEEL FOR MIAMI’S NEIGHBORHOODS WAS PRIORITY #1… SO THEY COULD SEE WHAT FELT RIGHT, WHAT FIT, AND NARROW THE SEARCH.
PREVIEWING HOMES, UNDERSTANDING PRICING AND VALUE, AND WRAPPING OUR HANDS AROUND WHAT OUR MONEY WILL GET US (AND WHAT OUR LIFESTYLE WILL BE) IN WESTON VERSUS CORAL GABLES OR PINECREST (OR ELSEWHERE) WAS PART OF THAT. AFTER A TWO-DAY WHIRLWIND, THEY DECIDED – THEY WANTED TO MOVE HERE – AND WOULD SCHEDULE A RETURN TRIP TO FIND A HOUSE.
AFTER THEY PRIORITIZED NEIGHBORHOODS & SCHOOL PREEFERENCES (AND ALEXNDRA AND I UNDERSTOOD THEIR TASTES AND WHAT THEY WERE LOOKING FOR) … WE CONCENTRATED ON ACTUAL HOMES FOR THEM TO SEE ON THEIR NEXT TRIP TO MIAMI. TWO WEEKS LATER, THEY’D FLY BACK TO FIND A HOUSE. WE WOULD HAVE ONE WEEKEND TO FIND THEM ONE, AND GET IT UNDER CONTRACT.
COMMUNICATING VIA PHONE AND EMAIL AND WORKING TOGETHER ONLINE, WE WHITTLED DOWN THE LIST OF POTENTIAL PURCHASES: TEN HOMES TO SEE ON FRIDAY… TEN MORE ON SATURDAY … THE REST ON SUNDAY.
BY THE END OF DAY TWO … OF THE VIABLE OPTIONS IN PINECREST AND PALMETTO BAY… TWO HOMES TOPPED THEIR LIST (ONE IN EACH “VILLAGE”)… AND THE PRESSURE MOUNTED… “WHICH TO CHOOSE”. COMPARING ALL THE PLUSSES AND MINUSES – BY NOON ON SUNDAY, THEY WERE READY TO SUBMIT AN OFFER.
