We have been working on closing a very drawn-out and convoluted short sale, involving bankruptcy (actually more than one bankruptcy!). In the process, we came across a helpful resource for following the proceedings – which allowed us access to information that wasn’t yet available through the various attorneys, title company, foreclosing lender or underwriters.
The site is public, and one that we were unaware of prior to this particular real estate transaction. The site is separate and apart from the court records available to us as Realtors. This one is called: PACER.gov. Anyone can register and access court information. You’ll need to provide your credit card number and create a password and PIN number. By doing so, you’ll be able to access electronic court records. The site will charge you $.08 per page and they will bill your credit card once you reach $10.00 in accumulated charges.
The site gives the user access to updated lien information (and dismissed liens), bankruptcy amendments filed … etc… so you can follow the proceedings.
As a Realtor (handling short sales and property sales complicated by bankruptcy), or for you (as a buyer or seller of distressed property) it will give you immediate access to electronic court records.
