Can’t imagine buying a house in Miami  – without a pool?   Some neighborhoods seem to ‘demand’ one.  Buyers looking in Pinecrest and Palmetto Bay expect their homes to have a pool.  Not true of  Coral Gables  or Coconut Grove though… where homes are a breeze to buy or sell…. with or without a swimming pool.   

Suswimming poolre, a lot of home buyers think they ‘need’ one if they’re going to live in Miami …  They’ll  buy a home  in the Gables without a pool -without batting an eye. Not in Pinecrest though, with it’s acre lots and huge yards.

The cost to install one may not translate into added equity for you… but it may make the difference between your house selling  – or not selling.

If you have the required set-backs  you can add a pool  … as long as you are willing to put up with  jack-hammers and dust for a few months.  It may cost  you $20,000 ( or well upward)… but it will be new.

If  the house you’re looking to buy or sell  has a pool that needs a face lift,   an acid wash (which will run somewhere around $350 -$700)  may get rid of minor mars or stains.   Re-surfacing it with diamond-brite  will likely run $3,000 upwards.

Check with a few pool companies.  They’ll give you information on set-back requirements, or on specific costs for refurbishing your existing pool or building  you a new one.  In Miami there are a number of reputable suppliers.  The yellow pages are full of possibilities….  although I prefer word of mouth referrals.   I’ll be happy to give you several.   Feel free to call me – 305 793-1365.  Use someone reputable … I suspected a pool leak at a house I’d  listed for sale.  The water level  dropped about 3 inches in four days… which seemed excessive… even when Miami is scorching-hot.   I called one of the pool companies I use.  It wasn’t a leak… just a $20 repair  to replace a leaky valve on the pool pump.
