confidentialI’m the first  to understand confidentiality in real estate.  Privacy and confidentiality are often basic requisites of real estate transactions…

Property is routinely acquired or sold under the name of a trust, corporate entity, or alias. Neighbors curious about the price of the house across the street from them may prefer not to identify themselves when they call to inquire initially about a listing.  Buyers too, occasionally prefer to clandestinely peruse  open-houses  without  fear of being hounded or  ‘stalked’  by the homeowner or Realtor holding those “OPENS”.   You may own property that you don’t want blatantly advertised or don’t want signage up,  for whatever reason,  preferring that it be privately listed and shown as a ‘pocket listing’. 

I must admit though, I do find it hard to comprehend  ‘buyers’ calling from a blocked number and divuldging only a first name… offering NO requisites (what they are looking for … whether they are or are not pre-approved for financing … and even what basic price point they prefer)…  But there are ‘buyers’ like that out there,  asking to see  multi million dollar  property and/or vacant property “now” …  at a moment’s notice. 

Confidentiality is a two way street.    Sellers want to sell.   Listing agents want to sell.  Throwing all caution to the wind is not necessarily the way to SELL.  And sometimes  luxury home owners prefer not to have ‘buyers’ traipsing through their property… unless they are serious (potential) buyers and have either been  pre-approved for a mortgage/loan  or (in the case of CASH BUYERS) can provide proof of  funds to close.  Tough to fathom a REAL  buyer balking when asked to provide either a pre-approval or a letter indicating sufficient funds to close.   If you are interested in buying, I can certainly recommend lenders who WILL pre-approve you for a loan … and that will make your offer to purchase all the more appealing.
