Condos previously selling from $650,000 to over 7 million in Miami’s Canyon Ranch (preconstruction) are considerably more afforable right now. Where are condo prices now on Miami Beach? We showed property on Miami Beach to buyers from Italy, who had a weekend in which to find a ‘deal’… Prior to their arrival late Friday, they were utterly unfamiliar with Miami (having never set foot here until Friday). Canyon Ranch topped their list of choices by the end of day #1. And by the end of day #2 we were under contract. By Monday mid-day of day #3 … just hours before leaving the country… We arranged for them to meet with a real estate attorney, arranged for them to establish a bank account…. They decided on a corporate name/entity in which to acquire the property… And we arranged for an interior decorator and lined up a contractor. Obviously the entire process was well-orchestrated , well ahead of their arrival in Miami, so everything would fall into place IF we were able to find a condo they liked. Their three day window for decision-making revolved around selecting an area, deciding on a condo building, and choosing a specific unit which would fit their needs… within their price range. Canyon Ranch on Miami Beach was their top choice… and at $325,000 they got a real ‘deal’ there: waterfront living, with spectacular water views! Miami Beach is the number one location in South Florida for international buyers.
Views of the Miami Beach … sand and aquamarine coastline … walls of glass… There are units currently listed in Canyon Ranch for $425,000 … (and some can probably be purchased for well below that)… The price we negotiated for these international buyers (with stunning floor-to-ceiling waterviews … Italian cabinetry, Miele kitchen appliances, granite countertops and stainless steel appliances, German fixtures, SubZero … marble flooring, rimless shower doors, a soaking tub, and spa privelidges in Canyon Ranch) was well below the list price… and a phenomenal value for international buyers, given the exchange rate… with complimentary valet parking thrown in. Elevators are computerized via a security-controlled system. Concierge and security are 24-hours a day. Canyon Ranch offers poolside food and beverage service, private terraces… a piece of paradise… You can sit with a glass of wine outdoors overlooking the crystaline waters of the Atlantic Ocean.
This is what people move to Miami for … this way of life… and these views. There are ‘deals’ in so many price points in Miami.
